Prairie Trail at The Landings offers 25 affordable housing units in New Lenox, Illinois.

Trinity Services has responded to the significant need for independent housing and services for people with intellectual and developmental disabilities in New Lenox, Illinois. Prairie Trail at The Landings, which includes 22 one-bedroom units and three three-bedroom units, offers an alternative to group homes and other institutional settings.

“Part of the reason we’re excited about Prairie Trail at The Landings is that it supports people with developmental disabilities,” said Thane Dykstra, CEO of Trinity Services. “This group of individuals has been somewhat underserved. More and more, people are recognizing that they have the ability and the preferences to have their own home. “

Founded in 1950 and based in New Lenox, a southwestern Chicago suburb, Trinity Services provides support to more than 5,500 people with developmental disabilities and mental illness in more than 30 Illinois communities. In Prairie Trail, the nonprofit is piloting a cost-effective remote support program to give residents with disabilities another way to increase their independence and achieve their goals. A staff member, working in a hub, can monitor and accompany residents remotely. This person can perform environmental checks and monitor a number of sensors in each apartment, including exits and windows, thermostats and smoke detectors, as well as provide direct audio or visual support to residents who request help.

“Remote supports are gaining ground across the country,” says Dykstra. “First, there is a national staff shortage, and the pandemic has made it worse. It really put a lot of pressure on the caregiver community. Second, it facilitates autonomy. I think distance supports can help residents feel a sense of pride and become more independent. “

Trinity Services also provides on-site resources tailored to the needs of residents, including case management and assistance with daily living and life skills.

The development is located close to employment and business opportunities as well as transportation, allowing residents the opportunity to participate in the larger New Lenox community. Developed on underused infill, Prairie Trail bridges the gap between single family homes and commercial uses. The building blends into the residential area with a welcoming entrance set in a contemporary townhouse facade. The rear of the building contains a private recreation area with landscaping and socialization areas for residents.

Trinity Services expects the development, which was completed in late January, to be fully leased in October. Four units are reserved for residents earning 60% of the area’s median income (MAI), while the remaining 21 units are at 30% of the MAI. The Illinois Housing Development Authority (IHDA) provided a Long-Term Operating Support Grant to subsidize rents for seven units. IHDA also administers the Department of Housing and Urban Development Sec. 811 project rental assistance contracts for six housing units.

The $ 8.1 million permanent supportive housing development was funded by loans from the National and National Housing Trust Fund through the IHDA and HOME funds of the Will County HOME Consortium. Fallbrook Capital provided equity for the Illinois Affordable Housing Tax Credit, and Trinity Services also helped with the development.
